Tallahassee experienced a significant decline in new single-family construction permits in May 2025, with a decrease of 30.3% compared to the same month last year. Only 46 permits were issued this May, down from 66 permits in May 2024, representing a total drop of 20 permits.
Moreover, the total value of these permits also saw a notable reduction, falling by 17.4% from $16.1 million in May 2024 to $13.3 million in May 2025. In April 2025, there were 55 permits issued, suggesting an overall downward trend in construction activity.
Examining the three-month average from March to May, the data shows a decrease of 5.2% in the number of permits issued when compared to the same period last year. The average value of these permits over the three months also decreased by 7.1%, dropping from $14.1 million in 2024 to $13.1 million in 2025.
While single-family home construction permits have taken a hit, permits for student housing have dramatically increased by 8000%. This stark contrast has raised eyebrows in the community, leading to questions about the city’s motives behind denying certain permits and its potential interest in controlling population growth.
Residents are expressing their dissatisfaction over the changes in construction policies, with some considering a poster campaign aimed at local media to voice their concerns. Community members are particularly worried about the implications these permit declines may have on future construction costs and availability in the area.
In addition to the fluctuations in construction permits, Tallahassee Memorial HealthCare announced a major restructuring of its executive leadership, which will take effect on June 1, 2025. This transformation seeks to enhance the organization into a comprehensive health system that can better meet the evolving needs of the community.
The upcoming Leon County Commission meeting on June 10, 2025, is expected to provide a status update on the Lake Munson Action Plan, another development that local residents may be keen to discuss in light of current construction trends and community planning efforts.
