Tallahassee, the heart of Leon County, is currently experiencing a noticeable shift in the housing market. Reports have come in showing a breathtaking decline in the number of single-family residential (SFR) construction permits issued this year. Specifically, a significant 25.5% dip has been recorded in 2024 compared to last year. To put that into perspective, only 517 permits were granted this year, down from 692 permits in 2023. The trend paints a picture of a changing market landscape, which has left many wondering what’s to come.
This decline isn’t just a 2024 phenomenon. The number of SFR permits issued in Leon County has been on a downward trajectory since hitting a notable high of 828 permits in 2021. When we crunch the numbers, the average rate over the past three years shows a stark 36% drop from that peak, leaving the construction community feeling a bit uneasy. It’s clear that Leon County’s decline is more significant than the national average, which indicates a 20% decrease in residential construction permits since the last peak.
As the year wrapped up, December brought more news of permit reductions. In the last month of 2024, single-family permits took a hit, falling 14.7% compared to December 2023. This only allowed for 29 permits compared to 34 in the previous year. Interestingly, even though the number of permits has fallen, the value of these permits has increased. In December, the total value reached an impressive $8.7 million, showing a 16% rise from the $7.5 million mark a year prior. It seems that while fewer homes are being permitted, the projects in the pipeline are certainly not cheap!
Diving deeper, looking at the three-month average from October to December indicates an even greater 31.1% decrease in the number of permits compared to the same period last year. Value-wise, the average declined from $12.9 million in December 2023 to approximately $9.8 million in December 2024—definitely a cause for concern among those keeping a close watch on local housing trends.
Despite the challenges in permit issuance, there’s still a glimmer of hope on the horizon. Numerous exciting developments are slated to either start or proceed in 2025. Of particular note is the Heel development, which promises to bring over 1,900 new homes to the area—a project many are eager to see unfold. Additionally, the Bradford Hills development, a sprawling 150-acre mixed-use project, will introduce over 750 apartments and 34 townhomes, with construction kicking off soon.
Commercial growth doesn’t stop there! Plans are also in place for the expansion of several local facilities, including a new police headquarters, a transit center, and a senior center, all of which are expected to improve community wellbeing and infrastructure in the coming years. On top of that, Wawa is eyeing the opening of seven new locations in Tallahassee, with an initial site expected to pop up by early 2025.
Hotel Indigo is making waves too, with plans to expand its facility by adding 84 new rooms, aiming for a completion date in early 2026. Major commercial developments are also in the pipeline at Ox Bottom and Thomasville roads, although the finishing touches might not be seen until 2026. As 2025 approaches, the city remains focused on a variety of capital projects intended to enhance community infrastructure and local facilities.
